This initial phase of a construction project involves identifying the project need, conducting feasibility studies, and defining project scope, goals, and objectives. This stage is critical for setting the project’s foundation and creating a comprehensive project plan, including budget, schedule, and resource allocation.
During the design phase, the project concept is transformed into detailed plans. This involves creating conceptual designs, schematic designs, and design development drawings. The final stage of this phase produces construction documents, which serve as blueprints for the project.
The construction phase is where the actual building takes place. It involves groundwork, building the main structure, installing building systems, and completing both interior and exterior finishes.
There is however a pre-construction phase that prepares the project for construction. Key activities include inviting bids from contractors, selecting the most suitable contractor, negotiating contract terms, preparing the construction site, and procuring necessary materials and equipment.
The final stage of the project is close-out and handover. This includes conducting final inspections, completing project documentation, finalizing financial matters, and transferring the project to the client.
